Thanks for the heads up, Mission: yes, a lotmore listings are out there. I only picked a couple to look at, and if anyone does a search at Redfin, they’ll see yours- which look interesting!

Just need to look a little harder in Umbria, get out of the tourist hot spots. I found a listing for a 17th Century Monastery for 300000… ok, Euros. but still, the dollar won’t always be TP.
(Oddly, the English in this listing is far better than what I see for most on the CA MLS…)

Take a look over on Woodward Street in the Mission district, there are a couple of TICs that started out in the high-$300k’s a year ago and are now in the mid-$200k’s. The street was once the crack and gunshot capital of the Mission, but over the past three years has been cleaned out (in several cases by eviction) and remodeled and renovated to be decently habitable.
