SF: New Condos on the Market

Summer is here and with it a crop of new listings for the busy buying time. If a condo is on your list of preferred abodes, the following properties may appeal. All have been on the market a week or less.

285 Hermann St.:  3/1 880 square foot townhome in Hayes Valley. For $679K, you get a garage, w/d and patio. Low HOA!

1210 Sanchez St.:  This unit, #1, is a 1/1, 753 sq. ft condo in Noe (a fun location overall). Has parking and W/D. Price seems high to me for a 1/1, but as stated, it is Noe, and it has parking. $579K.

Over to the Haight now: 1235 Oak St., #2: 1/1 TIC. It’s not then a stand alone condo, but I include it for price comparison reasons, since 1210 Sanchez #1 is a condo, and also a 1/1. This Oak unit also offers parking.

A pricier 1/1 condo is now available at 1407 Montgomery St., #1. The Telegraph Hill location is certainly a draw, and parking is leased. HOA is not listed, but you can be sure there is one to add to your $629K mortgage.

In my own ‘hood, the Inner-Sunset, is a 2/2, nearly 1300 sq. ft. condo at 1444 17th Ave. #201. Parking, deck, W/D- all for $788K.
