FSBO: New and Updated Marin Listings

With the downturn in the market and the broad availabilty of internet search tools, it seems like more owners are going the For Sale By Owner route.  Since the owner is the one forking out the 5-6% commission, it can become a hefty sum.  On a $500,000 home, that is $25,000 – $30,000 (new car anyone?) and for a $1 million home, we’re talking $50,000 – $60,000 (2 years of college tuition!).19149636 thb FSBO: New and Updated Marin Listings

Wealthy Marin isn’t immune to owners wanting to save a few bucks.  Look at the recent list of FSBO listings:

601 Cedarberry Ln San Rafael – 3 beds, 2 baths – $799,000:  This house is located in the northern part of San Rafael, in the Marinwood neighborhood off of Lucas Valley.  Others nearby in the market are in a similar price range.

17 Coleridge Dr Mill Valley – 2 beds, 1.5 baths – $729,500:  This is a 2 story townhouse near 101, south of Blithedale in the Shelter Ridge area of Mill Valley.  Data hints that the current owner purchased this in 2006 for $700,000.  It’s been reduced once from $739,500.  Looks like they are at least trying to recoup a little bit after sale.

176 Prince Royal Dr Corte Madera – 3 beds, 3 baths – $1,149,000:  This house is on the east side of 101 in Corte Madera, off of Paradise Drive.  A home in the same neighborhood is selling in the same range.  Looks to be a big deep lot that backs onto a park.

551 Seaver Dr Mill Valley – 1 beds, 1 bath – $484,950:  This is an interesting listing.  A 1 bedroom condo in Mill Valley.  The owner may need some help in the marketing area here.  They just raised the price from $480,000 to $484,950.  Not sure what that is all about.  Maybe to get a few extra pennies after purchasing it for $460,000 in 2005.
