Marin for Under $200K
When the average price of a Marin home hovering around the $1 million mark, getting your foot in the door at under $200,000 seems almost impossible. But, they exist!
In San Rafael, these homes – mainly condo units – are located in the Canal district. This 2.5 square mile is the most densely populated area in all of Marin, home to around 12,000 residents. The price point of the homes in this area paint a picture of the demographics, which is comprised mainly of working families. Majority are of Latino heritage and certainly the most diverse community in all of Marin.
Like the name alludes – the Canal is bounded by water. To the east is the bay and the north is the San Rafael Canal.
While it is dense, it is a lively and very culturally diverse community – possibly the SF Mission area of Marin. Best thing is that if you have a low budget, there are many finds to be had, for under $200K. Note that a few of these are byproducts of the recent mortgage and housing mess (i.e. the last owner paid more than the current list price)
