Marin Price Reductions: Picks of the Week
Home prices are being reduced every week. Some homeowners seem a bit more stubborn than others. Dropping prices by $10,000 when the house is asking around $1 million doesn’t turn my head. But, some others are eager to get a dialogue going and serious about selling their homes. Below are my picks of the week of those sellers who I think are looking for more action:
1110 Cambridge St, Novato - 4 beds, 2 baths - $450,000: Some great finds are popping up in Novato. A Marin hot spot of the credit mess, this Southern Novato home is a short sale. No where else will you find a 4 bed, 2 bath, 1700 SF home on almost 8,000SF lot in Marin for $450,000 except Novato. On the market for quite some time, it dropped 10% off the original ask of $499,000.
71 Fernwood Dr, San Anselmo - 4 beds, 3 baths - $1,075,000: A almost $75,000 slash from the last list of $1,149,000. This is the second price reduction on this home up in the hills of San Anselmo. Nice sized bedrooms and outdoor space. $1,195,000 was the original list when it came on the market a little shy of 2 months ago.
246 Miramar Ave, San Rafael - 4 bed,2 baths - $599,000: A split cottage in Gerstle Park. 2 beds and 1 bath up and another 2 bed, 1 in law unit downstairs. Not sure if it is legal but a good option for those looking to get in the homeowners club with some help. First listed at $749,000 back in June, this is another ~$50,000 drop from the last ask of $645,000.
290 Via Casitas #102, Greenbrae - 2 beds, 2 baths - $499,000: A Greenbrae condo in the Belardo complex on top of the hill on Via Casitas. The owners seems to finally understand that price reductions are needed in this market. First listed in February for $598,000, its first price drop was a month ago in July to $549,000. Hoping for some more action, this second price reduction is a bit more timely.
