On Your Mark, Get Set…

Oh yeah, this is what we like to see “Pending home sales rise 5.3%”. Let’s just hope it is not a false start, which I sort of expect it is. I think part of it may be the presidential election drawing closer and a certain party (which I will not name) wants everyone to think the current administration’s recent ploy to pump up the economy by sending everyone a small check really has increased buying power, add to that the fact that house prices have fallen low along with interest rates and there you have it. Houses are more affordable right now for first time buyers and investors. I really do want to think it is an upward trend beginning. Really, I do!

But my practical side is sitting here saying that this headline is really just trying to make everyone feel positive instead of facing the music. If everyone else is buying, shouldn’t I? Maybe I should say here what my parents used to say to me when I was faced with peer pressure as a child: “If everyone else jumped off a cliff would you?” I HATED that dumb question. And I always wished I had the guts to say “Yes!” But I knew better.

Home sales always rise in June through August. Key point is that June sales are 12% lower than last year’s, not that it’s 5% higher than May.

I also wouldn’t hang my hat on pending sales figures. It’s easy to have a pending sale… the buyer makes an offer, and seller accepts. What’s harder and harder these days is actually getting the check cut. I tend to focus on closed sales more closely than pending sales.
