		<description>I also wouldn&#039;t hang my hat on pending sales figures.  It&#039;s easy to have a pending sale... the buyer makes an offer, and seller accepts.  What&#039;s harder and harder these days is actually getting the check cut.  I tend to focus on closed sales more closely than pending sales.</description>
