Recent Home Sales in Santa Clara

forsale Recent Home Sales in Santa Clara Today’s San Jose Mercury News featured the most recent list of home sales – which was considerably longer than that of recent months.  It appears that buyers are starting to worry that the bottom has been reached and that they will be left out when the market turns!  The city of Santa Clara has an especially long list of sales, and from looking at this list, it is apparent that the market even within this microcosm of Santa Clara County is fragmented. 

The reasons for this are two-fold.  First of all, part of the city of Santa Clara is zoned for the Cupertino school district, which gives an automatic rise in home value.  Secondly, one of the most trendy areas to live in Silicon Valley is located in Rivermark – the site of the old Agnew’s hospital grounds.  Anything in Rivermark has held its value well, thanks to the great commute location and eclectic, lively assortment of restaurants and shops.

  • I think you are right, sales have picked up, but it could be the prices that are driving it.

    Sales and prices always pick up in the spring. If most areas were up year-over-year, then we might be able to declare a bottom, or at least some kind of plateau.
    Slap a half off sticker on most anything and somebody's likely to buy it, but prices are still high relative to incomes.

    Sales have definitely picked up. And the really hard hit areas of San Jose like Story road area have houses that are priced at 50% below peak, and now there are multiple offers on all of these at slightly over ask. I don't know if the bottom has been reached but it almost feels like it.
