08 08 08 014 San Leandro Homes: Looking More Appealing EverydayEating brunch at Fifth Wheel (legendary greasy-spoon-hole-in-the-wall serving up delicious and huge portions of diner breakfasts and lunches) this weekend got me pondering more seriously on the prospect of someday buying in San Leandro. Plentiful homes selling for under $500k (and lots of decent ones in the $300k range), kid-friendly, an award-winning high school and still close enough to all the great places I love in Oakland, Berkeley and San Francisco, San Leandro is looking better ’n better to me.

325 Lille Ave. (pictured right) A 2bd/1ba with 1200 SF, the asking price is $389,000. This home is one-level and has a big backyard. And across the street we have 324 Lille Ave (pictured below). Listed for $379,000, it’s a 2bd/1ba with 1030 SF. These could be great candidates for first-time buyers and/or those looking for single-level living.

Every San Leandro home sale printed in this week’s SFGate is under $500k save two: 705 Matoza Lane,  a large 4bd/2.5 ba which sold for $555,000 (its previous sale was for $770,000 in 2006) and 2015 Constitution Court, another large 4bd/3ba residence which sold for $630,000.  Of the 29 homes recorded sold July 2nd-11th, 17% were in the $200k range, 38% were in the $300k range and 34% were in the $400k range.
