Meanwhile, let’s take a look at property in the Emerald Hills area of Redwood City, always one of the more popular, pricey, and stable of the bunch. In the last month 8 properties have slashed their prices, offering a savings of between $50,000 and $400,000.
First off is 828 Canyon Road (photo above), which recently saw a price reduction, going from $1,150,000 to $1,099,000 (5%). 3288 Oak Knoll, a 4/4, reduced its price after only 14 days on the market, but was a bit stingy in doing so, going from $1,799,000 to $1,750,000 (3%), while over at 7 Cirrus Court a $60k reduction has taken place, bringing down the price to $1,699,000 (4.5%). 1757 Edgewood, a 4/2.5 went from $1,499,000 to $1,379,000 (8%) in a 30-day period. Also in the $100,000+ price-reduction category is 612 Lakeview Way, a 5/3.5 that went from $2,195,000 to $2,095,000, 266 Sylvan Way, a 4/3.5 now listed for $1,595,000, and 713 Bayview Way which has dropped $228,500 off its price in the last 131 days and is now listed at $1,569,500 The biggest reduction is 125 Emerald Estates Court, which started out life at $3,395,000 and has lopped $400k off the price.
