Hi Anon: oooh, wow, thanks! I didn't realize that. And so interesting to hear that it was once it's own village...
Hi Morgan: thanks for the ld on the Coronado house... since it is now listed as a 4/2 perhaps stuff was done with the garage??
Hi Bajecka: thanks for your comments. A $50k reduction seems to be the minimum these days, unless we're talking about homes in the continuing real estate "hotspot" areas (e.g. no slumping there) such as Rockridge, parts of Berkeley or most of San Francisco...

The Davenport house had no additions and was a straight 2/1. It had nice views, but had not been updated very much -- original kitchen some would call quaint, I called impractical. I believe it was at $499K when I saw it in April so I'm not surprised it came down.

The Coronado house was interesting. Its a 3/1.5--but has an attached in-law, making it more of a 3/2.5 with a extra family room. There is, or was at least, an unattached garage, which had permit issues, but otherwise was a very nice house. It came on the market around $889k or higher, but the garage issues were a pain I guess, which is why the price kept dropping (it was $849k in the end, so the seller made his money back).

The neighborhood for the Coronado house is indeed Temescal--the rough boundaries for that neighborhood are generally considered to be Broadway, 40th, 51st, and the 24 to the west (though this edge is debatable--historically the neighborhood--once its own village--extended beyond there, but the western edge was sliced off by the freeway).
