Bang for Your Buck: San Rafael’s Point San Pedro
If you budget is around the million dollar mark, give or take a thousand and you are looking in Marin, you should take a look at the Point San Pedro area of San Rafael.
This area lies west of Hwy 101, with the bay being its southern border. Homes in this area are the “executive” type. Most are good sized homes that sit on fairly large, mostly flat lots. The winding Point San Pedro Road skirts you along the bay front and is somewhat like a less fancified version of the Paradise Drive around Tiburon. While the bay views here aren’t of the city, it’s still pretty darn nice. The local elementary school, Glenwood, has received top marks and its proximity to China Camp State Park is a bonus for nature lovers.
For those of you considering Mill Valley, Larkspur, etc. take a look at these homes below. For a similar price point, you will get yourself a lot more house and property. Many of these homes are hovering around or below $500 per SF. In Mill Valley and Larkspur, you are looking at the high $600 or even into the $700 per SF. And this probably doesn’t come with the same size lot you’ll get here. Granted you don’t have the downtown Mill Valley or Larkspur charm, but isn’t home where the heart is?
60 Surfwood Cir, San Rafael - 5 beds, 2 baths – $1,199,000: Kitchen is a bit dated, but you get a 3 car garage and a pool along with this 2,800+ SF home on close to 7,500 SF lot.
4 Lagoon Rd, San Rafael – 4 beds, 2 baths – $945,000: If you like mid century modern, this is your place. The house is 2,380 SF and sits on 0.39 acres. Under $400 per SF, this is the ultimate bang for your buck.
19 Tweed Terrace, San Rafael - 3 beds, 2.5 baths – $1,045,000: Superb views of Mt. Tam from the deck and living room. This house is just about 3,000 SF and has a 10,500+SF lot. Don’t forget the pool too for those warm days.
7 San Marino Dr, San Rafael – 4 beds, 2.5 baths – $1,197,000: Charming cottage look. At 2,670S F, this house sits on a 10,400 SF piece of property. So there is plenty of room still taking into account the black bottom pool.

The Dutra Rock Quarry operates with impunity, seemingly around the clock, and they never lose in court. The monstrous 18 wheelers spit poisonous silica dust into the air and the constant blasting shakes the surrounding area, making it nothing at all like Paradise Drive in Tiburon. Yeah, it’s cheaper, and it is a beautiful area. But looks can be deceiving. You get what you pay for.
