The statistics on short sales are not good. 20-30% of them actually close escrow. Meaning it looks like a good price and for the neighborhood it is. It's a nice house has a lot of square footage and a big lot however has a significant pest report and other issues. One house that did not get mentioned is 3940 Ardley.
