		<description>Technically this is a 2/2, and yes, it probably is overpriced. 1400 sf at $622/sf (Beresford avg price) comes to $870,800. Add in the extra 500 sf detached room and workshop and you probably can kick it up $100k. Even the whole 1900 at $622/sf $1,180,800. I&#039;ll try and keep tabs on this one to see what it sells for. With original owners, and probably a lot of equity, there is a lot of room to negotiate.

But I really did love this neighborhood, the homes, the proximity to 25th Ave, 92, Hillsdale, schools.</description>

However, the listing says that the home is being sold by the original owner (1946), so it could not have sold in 2003. Maybe some sort of remodel caused a re-assessment? Or it was passed to a family member?</description>
