How to Keep it From Looking Dated When the Market TurnsPrices are down and sales are up across most of the Bay Area – most likely for the same reason oil prices have risen so high; speculation!  Investors are purchasing homes at rock bottom prices with grandiose dreams of flipping these properties for a substantial profit once the market turns – and it has always turned throughout history.  

Winning when the market turns is not going to be a simple matter of buying and holding a house; said house will have to be desirable, and timeless.  By timeless, I mean sans anything that time stamps it’s era as did shag carpet in the 70s. 

That having been said, here is my check list of what should be removed sometime between now and when you plan to flip your investment property:

a) Single paned windows are OUT OUT OUT in today’s energy conscious world!

b) I happen to believe that the granite countertop craze will die down in due time, when all houses have them and they are no longer special.  Custom tile will then become unique and interesting.  Corian will always say ”cheap” in my book, and should be removed. 

c) Wood paneling, even if painted over, is very 70s and 80s.  It is a pain to remove, but worth it.

d) Heavy wood beams are not only poor feng shui, they make a home look dark and smaller than it really is. These were popular about 10-20 years ago also.

e) Cheap plastic shower enclosures definitely must go.

f) Melamine kitchen cabinets or thin wood doors with white paint are definitely dated at this point.  Cherry is the new hot wood type.  

g) Berber carpeting is all the craze now, but how long will it be popular?  It is low maintenance, but tends to be very hard on bare feet.  There are many other types of carpeting that are less “trendy”, and softer to walk on. 

h) Non-grounded outlets are a no-no for people with computer equipment, and can be dangerous.  

i) Popcorn ceilings!!!  Need I say more?

j) All cement backyards may say “low maintenance”, but they also absorb heat and cause the average home temperature to go up.  These will wane in popularity in the coming years, especially if global warming stays the course. 


  • I agree - popcorn ceilings are just hideous! I hate them...

    I also like tile countertops, but my husband doesn't. He hates trying to do cooking prep on them, and all the stuff that gets caught in the grout. I like the nice Italian looking tiles.

    popcorn ceilings gather spiderwebs. look closely sometime, you'll get the willies and understand why they're not popular.

    I actually like tile countertops, but only the old-timey kind and broke down anyway to get granite. I also like rolling stuff out on granite.

    As for being radioactive, well, so is the sun.

    As someone who actually uses the kitchen to both cook and bake, can I add that tile is beyond awful? It doesn't allow for the rolling out of dough on it's surface and all the channels between tiles catch crumbs and are difficult to keep clean. I'm not sure what other options are out there, but I detest tile counters in the kitchen!

    On another note, I assume you don't object to the dark wood beams to be found in many older Craftsman homes. I just saw a house yesterday loaded with the original built-ins, and a true Craftsman home remains (to my eyes) timeless in its efficiency and design.

    I so agree with this this post. To me, carpet is the least sanitary floor covering of all time. It can never, ever be truly clean without a chemical bath-- give me hard wood or tile or give me death!

    Granite is more or less radioactive. It is also high maintenance and liable to break dishes. Granite counters are beautiful and luxurious looking but much of it is because they are cut with more complex curves and deeper edges.
    I loath "high fashion" bathroom sinks. We finally had designs for easy to use and clean sinks and instead of finding a new variation of those, we get ugly, delicate, hard to clean sinks and counters. Spare me!
    Tiles are high maintenance. Been there, done that. Let's have better materials with the same luxurious look of granite.
    Popcorn ceilings are indifferent. Aren't they supposed to mitigate noise, stop echoing? Seems like they would. Any texture works though. I just looked at mine, it's slightly textured paint.
    Cement backyards are ugly. Another recently popular version, in many areas, is an unwatered front and rear lawn. These are usually complemented by illegal garage conversions and extended concrete parking over what used to be part of the front lawn. Most of these have four cars or trucks parked in front. I can't understand how the neighbors let these disasters continue. I guess it depends on the will of the city departments. Cities and neighbors that demand code enforcement and high standards maintain house prices. Those that don't, lose.
