David - we bought this house 13 years ago, and did refi once to help send our daughter to college. So unfortunately we are not close to paying off. You are right about prop taxes though. But I am really tired of living in such close confines. I know Ive mentioned hearing my neighbors fight, party, and talk about their daughter's sex life. Just don't want to do it for another 20 years. But the market will be the deciding factor on how long we stay.

Wait - yes and that is a blessing.

Coco - we actually went down to the Tampa Bay area a year ago where friends retired. Wasn't liking it at all. Too much post-war boxy houses, strip malls. It would be interesting to see some other areas though.

Yep same thing I did approx 20+ years ago I started investing on the coast of Florida and made a "killing". Just in 2006 sold a prop west of Tampa and made money and was able to invest again in Sarasota Florida with that money. Great place for everything! and the deals are now!!! I mean on the best golf courses, beaches and views...houses with 3-4 beds, 3 baths, back yard and garages in great neighborhoods...for really good deals...don't believe everything all the local CA news feeds you about FL...it is not the old South as a matter of fact once you pass Tampa on the South West most consider themselves "Carribean" and are mostly transplants from NY, Northeast, and the WEST!!

Well, the bright side is that you'll have your house paid off soon, right? and then you have Prop 13 to keep your property taxes low.

Moving is such a pain, why bother? Just stay put and enjoy.
