Walt - hmm, seems you do not approve. What I am looking at is older homes, mostly horse property, that is 1-5 acres. Several of the homes have organic orchards - avocado or whatnot. We'd actually plant a large garden (and it is my secret desire to own a lavander farm). Because I freelance, there is no commute and even now, living in suburbia, I coordinate all trips out of the house to be of maximum efficiency: groceries, library, shooting pics for Sweet Digs. I'm not talking about buying in a new development that has razed over ag land or changing the existing use of the land I buy.

Sure, let's all grab an acre of California for our retirement. What'll we use, farm land or plant and animal habitat? There will certainly be plenty of water, and we'll have our car(s) to drive by all the other acres on our way to 'whatnot.'

I watched all this play out in western Sonoma Co in the 1970s.
