If the agent is representing a private owner, I would think it's very difficult to sell the home to a reletive or friend without the owner knowing it was never marketed. I've never heard of that happening at my company, Pacific Union. If somehow the property got an offer so quickly, most owners think they can get a higher price by letting lots of buyer seeing it through open houses, print, and online marketing.
