Should I Wait Until Spring to List My Home? – San Francisco Edition

Over on the national blog, we just posted another big analysis of hundreds of thousands of listings and sales. Here are the numbers for San Francisco (SF & San Mateo Counties), where winter is still a winning time to list your home for a quick sale, a better chance of selling, and a better price:

  • San Francisco Allen
    Winter is a great season for the house market even it's cold.
  • Nathan Peterson
    This may be true, but I crunched some Case-Shiller numbers for the SF Bay Area, showing that home prices are indeed lower in the first 3 months of the year - this is no myth. And the fact that CS uses a 3 month moving average makes it look less extreme than it actually is.
    Time frame: Jan 1987-Dec 2010
    Values given as a percentage of the overall average, Jan, Feb, etc.
