potomac md Mind Your Manors: PotomacAlthough today’s featured estate is not the most expensive in Potomac (ZIP: 20854), I found myself completely drawn in by the landscaping and wanted to share. I was also a little amused to see the wooden playset in the back, because this is not the type of house you normally envision children in. Wouldn’t little kids just get completely lost in a place like this? My house is a mere fraction of this size, but my kids still manage to completely disappear right before bath time. 

Moving right along…9912 Bentcross Drive is a French Provincial located in the subdivision of Falconhurst and is priced at $5,995,000. It has 5 bedrooms, 7 baths, and sits on 2.15 acres with a gated entry. On those 2.15 acres, you will find a pool, tennis courts, waterfalls, and lush landscaping (and, of course, the playset). Inside, there is a gourmet kitchen, a 2-story foyer, grand salon and custom-milled library. The finished lower level includes a full bar, rec room, game room, theater, cabana, and a guest suite. The estate has been on Redfin for 32 days with no price reductions.

    I've been mulling over your question, but it's difficult to give a specific answer since I'm not overly familiar with your neighborhood. I could be of more help if I knew the size of your home, the age, what kind of shape it's in, and if you've already taken steps to attract as many buyers as possible by neutralizing and/or updating the space (if needed). Feel free to email me that info (if you don't want to post it here) and I'll be happy to be more specific. Also, how long has it been on the market?

    There are 2 rules sellers have to abide by right now to sell a property: price it right (many times, that means *below* the last comp) and making sure it shows well. There are still properties that attract multiple offers, even in this market, and it's because they've managed to accomplish those 2 things.

    All that being said, I can give you one bit of comfort in that your house will not be competing with the larger, posher ones - those are 2 completely different sets of buyers.

    The golf course community of Avenel has a small MPDU community called Pleasant Gate. No less than five homes are currently for sale (including 9732 which belongs to yours truly)and I'm trying to figure out how to sell it - who would buy? It's a series of all brick Monopoly style single family homes connected by sidewalks and a communal parking lot. I've never seen anything like it but I admire the design - it feels very private once I turn the corner to my house and the windows of the individual houses do not look into each other. The challange is, people who are looking to live in Avenel will be attracted by the price ($500s) but the sell of the very diverse neighborhood in a much larger, posh one seems like it will be a big challenge. Any thoughts?
