1) Lets assume thatwe are in normal employment and housing market and average appreciation rate b/w 3-4% since last &quot;pre bubble&quot;  sale, then the price should be 250k  

2) OK. Lets say all sellers are delusioanl or in denail and this is what buyers will have to deals wtith. Let&#039;s look at other comps in the area: Utah str and ignore much better luxury look there.Simply consider price per sqf. $418/sqf * 1,116sqf= $466k
